The work splits three ways depending on where you start — choosing a plot from our inventory, bringing your own land, or investing in the model. Each route shares the same construction process; the difference is the audience and the entry point.

For homeowners choosing a plot

Plot & Plan

Start with a plot from current Devbark inventory in Parklands North or Sagewood Security Estate, Sandown. We draw up architectural plans with you, issue a building quote against the agreed design, and take the home through construction to handover. A single point of accountability, from the plot to the keys.

    Pick from our current inventory of Devbark-held plots, currently Parklands North enclave or Sagewood Security Estate, Sandown.

    Design the home

    Architectural plans drawn up with you, working from your brief, the plot, and the orientation. Sign-off before pricing.

  3. 03

    Cost & contract

    Devbark issues the building quote against the agreed design. A building contract follows; finance is arranged with your bank.

  4. 04

    Build

    Construction managed end to end by Devbark and our long-standing sub-contractor team. Site visits at the milestones that matter to you.

  5. 05

    Move in

    Handover, snag list, occupation certificate. The home is yours.

For existing landowners

Build on Your Land

If the land is already yours, the home gets designed for it — working with your existing architect and engineers, or with ours — and built through to handover. The construction process from design through to move-in is the same as Plot & Plan; you bring the land.

For property investors

Invest With Us

Purchase a plot through Devbark. We find the eventual homeowner and build the home for them; your capital is reimbursed on transfer of the plot to the new owner, and the profit on completion is shared. The land sits in your name through the build — a clear, slow, evidence-based way into Western Cape residential property.

The process

    Purchase the plot

    Buy a plot through Devbark. The land is registered in your name from day one and stays there throughout the build.

  2. 02

    Construction

    Devbark finds the eventual homeowner and builds the home end to end. The plot remains in your name; construction risk and management sit with Devbark.

  3. 03

    Transfer & profit share

    Your capital is reimbursed on transfer of the plot to the new owner. The profit on completion is shared once the occupation certificate is issued.
