    Purchase the plot

    Buy a plot through Devbark. The land is registered in your name from day one and stays there throughout the build.

    Construction

    Devbark finds the eventual homeowner and builds the home end to end. The plot remains in your name; construction risk and management sit with Devbark.

  3. 03

    Transfer & profit share

    Your capital is reimbursed on transfer of the plot to the new owner. The profit on completion is shared once the occupation certificate is issued.

01 The plot

Registered in your name from day one.

The plot is purchased through Devbark, but title is transferred directly to you. From the day of purchase until the day of sale to the eventual homeowner, the land is yours. This is the central de-risking feature of the structure — the underlying asset never leaves your name.

02 The build

Construction sits with Devbark.

Devbark sources the architectural design, manages the building contract, runs the site, and handles handover. The construction process is the same one Devbark uses for direct clients — same team, same sub-contractors, same standards. The home is built for a future homeowner Devbark identifies; the investor isn't involved in client selection, design, or build management.

03 The completion

Capital out, then profit share.

On transfer of the plot to the eventual homeowner, your initial capital is reimbursed. When the home is complete and the occupation certificate has been issued, the profit on completion is shared per the agreement signed at the start. Two distinct events, each tied to a verifiable trigger.
